About Sugarland Run

Located in eastern Loudoun County, Sugarland Run is a vibrant community of 2,062 homes nestled in a portion of Sterling, Virginia.

Just ten miles northeast of Dulles International Airport and adjacent to Sterling’s suburban office district, the neighborhood offers residents an easy commute to major job centers.

A standout characteristic of Sugarland Run is its unique “California Contemporary” architecture — an uncommon style in Northern Virginia, more often seen in the Southwestern U.S. This architectural variety brings a refreshing contrast to the traditional colonial homes typical of the region. The community layout includes several through streets and numerous quiet cul-de-sacs, providing both accessibility and a sense of privacy.

Community Amenities

At the heart of Sugarland Run is the Community Center and scenic Willow Lake, surrounded by over 26 miles of walking and biking paths.

The neighborhood is home to Loudoun County’s largest outdoor community swimming pool (measuring 50 meters by 22.8 meters), complete with a large diving well and a separate kiddie wading pool.

Additional recreational amenities include tennis, volleyball, and basketball courts, as well as multiple tot lots throughout the neighborhood. A larger playground is conveniently located in front of the Community Center for residents and families to enjoy.
